Which certificates does CertAlert track?

The five that come up for almost every private rental: the Electrical Installation Condition Report (EICR, 5 years), the Gas Safety Record (CP12, 12 months), the Energy Performance Certificate (EPC, 10 years), a Legionella Risk Assessment (2 years) and the annual Smoke and Carbon Monoxide alarm check. Each property has its own checklist — switch off types that do not apply, and add your own (insurance, tenancy agreements, licences) when you need them.

Is it really free?

Yes. Free tracks one property with the full checklist, red / amber / green status and one evidence photo per certificate, stored on your device. Pro adds reminders, unlimited properties, camera OCR, unlimited photos, cloud backup and proof-pack export for £4.99 a month or £39.99 a year.

Do I need an account?

No. CertAlert works entirely on your phone with no sign-up. If you upgrade to Pro and turn on cloud backup, you sign in with a magic link sent to your email so your records can be restored on another device.

Where is my data stored?

On your device by default. With Pro cloud backup enabled, an encrypted copy is stored on Cloudflare infrastructure at certalert.uk so it survives a lost or replaced phone. Certificate scanning happens on device; images are not sent anywhere for processing. See the privacy policy for the full picture.

What is a proof pack?

A PDF for one property that lists every certificate with its issuer, reference, issue and expiry dates, the evidence photos, and whether it was served to the tenant. Landlords use it for letting agents, council licensing teams, solicitors during a sale, and tenants who ask for copies. Free shows a preview; Pro lets you share and save it.

I let in Scotland, Wales or Northern Ireland. Does it still work?

Yes. The checklist reflects the requirements most commonly applied to private rentals in England, but the certificates themselves are the same across the UK and you control the dates. Requirements and frequencies differ in places, so always check the rules for your property and tenancy.

What does CertAlert not do?

It does not collect rent, manage repairs, file tax returns or draft notices, and it is not legal advice. It does one job: keeping your safety certificates and evidence in order so you are never caught out.
